The foundation arrangement needs assessment for the actual building and ground. Existing structures and nearby features can change requirements. Ask who provides investigation and design, what assumptions remain and which findings require review. Do not dig inspection holes yourself near structures or services to prepare a quotation. HSE’s underground-services guidance sets out planning, identifying services and safe excavation. Records help but do not certify every exact route or depth. Ask how the contractor obtains and checks relevant information before work. Unknown or conflicting findings need resolution through the appropriate operator and professionals. Establish buried assets and the water route

Public sewers may lie on private land, and some transferred assets may be missing from older records. Establish the actual asset location and operator before excavation or building near a sewer, then check Anglian Water’s current project-specific requirements where its assets are affected. Planning or building-control approval does not automatically grant operator consent.

The September 2020 Braintree surface-water study supplies historical strategic watercourse context, not a plot-level ground or infiltration test. Use current address-level risk information and competent site assessment for the proposed levels, foundation and drainage design. Identify any receiving route and necessary permission; a soakaway label does not prove suitability. Keep design, operator findings and maintenance access in the handover.

Plan access and protect the actual site

Braintree’s town-centre appraisal records gants and alleyways among the historic layout. A specific site still needs its own access assessment: explain frontage width, neighbouring land, occupied entrances and machine or delivery constraints. Public and private access permissions are separate from the building design, and a driveway quote does not authorise changing an Essex highway crossing.

Ask the working plan to address retained trees, services, protected routes, spoil and reinstatement, with design and inspection responsibilities agreed. Tree protection and any development-related tree assessment need actual checks before excavation near roots. Request investigation/design, preparation, excavation, specified construction, services/drainage work, safe access/support, inspections, waste, VAT and reinstatement. Explain spoil and disposal arrangements, checking the relevant carrier through the Environment Agency register. Define how unexpected ground or assets change the design and cost, with approval before additional work. A digging-only price and a complete approved foundation stage are different scopes.
