Headroom alone does not establish feasibility

A useful loft conversion needs a considered room layout, access and an assessed structure. The roof and existing floor cannot be assumed suitable because there is space to stand. Define intended use and how stairs affect the rooms below. A designer should assess the actual constraints before pricing a standard package. Structure and work sequence
Have the retained roof, floor and support arrangements assessed as part of the complete design. Ask who supplies calculations and construction details and how temporary conditions are managed. HSE’s structural-stability guidance applies to competent planning of alterations. Do not cut members or install improvised support to create more space. Services and existing construction may affect the proposal. A beam supply price is not the complete loft-conversion structure or a plan for safely installing it.
Stairs, fire strategy and the rest of the house
The route into and out of the new space can affect existing floors, doors and room layouts. Relevant fire, access and other requirements need a project-specific design. Ask what changes elsewhere in the house are included and how they are checked. A window in the loft does not alone establish that every escape requirement is satisfied. Keep the whole proposal aligned with building control and the relevant design professionals rather than treat the new room as an isolated finish.
Check the actual roof design and approval route
Describe the proposed room, stairs, roof changes and retained structure, not just available headroom. Check planning history, actual development rights, designation and conditions for the proposed design.
The council identifies loft conversions among building-control work. Agree who assesses the complete design, coordinates necessary specialist input and supplies completion records. Planning, listed-building consent where relevant and building regulations answer different questions. A nearby dormer does not grant an exemption, and this enquiry neither approves feasibility nor books construction.

Insulation, ventilation and services
The usable room needs a coherent design for thermal performance, ventilation, daylight and services. Ask how roof interfaces and retained details are handled. Electrical, heating and any bathroom work should have clear qualified responsibilities. Product labels and a visible plaster finish do not establish complete compliance. Define access for future maintenance and which concealed information is retained. If the proposal includes a shower room, agree plumbing, drainage and associated electrical scope as part of the design rather than a later add-on.
