Survey and repair before covering defects
Moisture, unstable material and recurring cracks need assessment before new finishes conceal them. Explain prior work and available records. A generic survey for another purpose may not resolve all information needed for the intended refurbishment. Agree what investigations precede design and pricing, and how findings change the scope. HSE explains domestic client role arrangements under CDM. Agree who manages design coordination and construction safety, with relevant building-regulation responsibilities also checked separately. Define access, deliveries, protection, welfare and waste arrangements. The Environment Agency register provides a route to check a waste carrier; registration alone does not certify every disposal decision. Ask what removal and records are included, particularly if findings change the waste type. Keep the actual working arrangements in the agreed scope.
